Install 4 ball valves for proper drain line isolation and cleaning
Performed one time cooling maintenance. Found system struggling both systems cooling. Rehung secondary drain for main house system and resupported evaporator coil for main house system. Checked all motors and capacitors. Cleaned condenser coils. Sending estimates for drain upgrades. No mechanical issues at this time.

Found contactor shorter but fuse wouldn’t pop thankfully it didn’t break anything else but let customer know it definitely could have effected the electrical components in system. So if other parts fail it could have been because of this. Condenser is 12 years old and out of warranty

Performed cooling maintenance for both systems. Cleaned both condenser coils and checked all components. No issues found at this time. Both systems operating normally. Downstairs furnace is 26 years old and original to the home. Expect issues soon.
Re run drain to remove 14 couplings, support for proper grade, install 2 ball valves and float safety switch. To isolate from water heater when clearing Membership agreement
Downstairs looks to be in good shape has a 20 degree split system is probably removing heat from home . Did notice condenser fan motor was extremely hot let customer know that it is a potential failure. Upstairs system furnace blower motor is leaking oil heavy and only removing 15 degrees of heat from home let customer know since this is our first time that we should wait and if he has issues with upstairs keeping up this summer I’d waive diagnostic and put on gauges at that point.

Cleared primary drain for back side unit . Let customer know that I recommend replacing the drain pan do to how much rust has occurred. Customer is going to hold off for now .

Overall both systems are cooling properly and everything is operating within manufacture specifications . Replaced upstairs dual run capacitor 40/5 Downstairs furnace blower motor is running on high amps and lost oil but still running . Let customer know both are signs of potential failure and with age of furnace I’d just replace the furnace vs repair.
Performed coiling maintenance on two systems customer wanted to move forward with indoor air quality for Thursday 2-4

Performed 3 system maintenance. And customer moved forward with all repair items found during inspection. Tested both heating and cooling. All systems are removing 20 degrees which is ideal so did not throw on gauges today. Downstairs Main furnace is 23-24 years old inducer motor and blower motor are performing under manufacture specifications. Heat rise temp for furnace is 30-60 degrees and is at 45 degrees blower wheel is slightly dirty but not where I would clean today. Blower capacitor, hot surface igniter and flame sensor are good to go for next winter. Evaporator coil was replaced recently and in good condition. Condenser is 23-24 years old compressor and fan motor are operating under manufacture specifications and look to be in good shape. Customer moved forward with replacing contactor and dual run capacitor. Found not meeting specs during inspection.
