Performed maintenance on 5&1/2 year old carrier gas system. Replaced 20x25x4 filter . Over all healthy unit can tell it’s been maintained these past 5 & 1/2 years did find dual run capacitor was extremely low on fan side customer went ahead and replaced proactively. Found both upstairs and downstairs systems in about the same shape . Downstairs system 11 year old Armstrong complete gas system. Outdoor condenser fan motor and compressor are operating within manufacture specifications. And the in coming air minus the supply was 20 degrees showing proper cooling during today’s visit. Condenser coils where extremely dirty will need to chemically clean coils . Capacitor was outside of its recommended range and may fail when summer comes recommended replacing. Contactor was pitted and burnt another potential failure. Downstairs furnace blower motor is running within manufacture specifications. Was able to resolve my situation quickly.
Performed maintenance on Lennox single stage system roughly 3 years old. Flame sensor and hot surface igniter is clean with little wear. Inducer motor and Ecm blower motor are operating within manufacture specifications during today’s visit. Heat rise rating for unit is 35-65 degrees it is at 50 degrees. Blower wheel and housing are clean did not find any dirt or debris. Lennox system is performing well. Recommend continuing maintenance to keep system healthy. Felix T
